It will be the Developers responsibility to obtain all necessary approvals from Authorities having jurisdiction for temporary connections to existing infrastructure. Temporary utilities shall be installed in such a manner as not to interfere with permanent construction. The Plot Developer shall provide any temporary holes or sleeves required to install the temporary utilities and shall be responsible to fill the same upon removal of utilities.
The temporary utilities for construction purposes shall comply with all local authority requirements. Each Plot Developer installing temporary utilities shall obtain and pay for any required permits or inspections pertaining to this work.
All temporary facilities/Utilities shall be removed upon completion of the permanent installation.
Temporary utilities must not interfere with the work of the Infrastructure or adjacent Plot Developers. Any underground, on grade or overhead utilities are to be approved by the Master Developer's Project Manager.
Temporary Air Conditioning for Construction Utilities and Offices
It is the responsibility of the Developer to arrange temporary means of "controlled environment" to suit their requirements for the works.
Temporary Power for Construction Utilities and Offices
The Plot Developer shall arrange to provide temporary electrical power and service as required.
The Plot Developer is responsible to provide any and all builders work such as trenching, concrete, fencing, etc. in regard to distributing power on the Site for construction works. The Plot Developer shall be responsible to take over the installation and hook up for his power requirements which shall include and not be limited to power for his site offices, and other Developer's site offices, construction power for equipment, temporary lighting for construction etc.
All temporary electrical supply systems shall be installed in compliance with applicable local and international standards.
Temporary Lighting for Construction Sites, Utilities and Offices
The Plot Developer shall provide general area lighting. Additional lighting for craftwork or task lighting will also be the responsibility of the particular Plot Developer.
The Plot Developer shall provide adequate temporary lighting as required for the execution of his works and necessary inspection afterwards. After completion of the Works, the Plot Developer shall remove the lights and associated cabling, distribution boards etc.
Lighting pollution must be minimized where it negatively impacts existing residential areas.
Provide red obstruction lights in all directions when construction height exceeds the allowable within the flight path as approved by the concerned authorities.
During construction the Plot Developer shall provide temporary lighting as follows:
- Exterior - Provide security lighting and general lighting in site office, parking, lay down, traffic and other exterior areas to support the project work hours.
- Interior - Provide adequate lighting to satisfy local and international requirements for general access and floor lighting.
Low Voltage Distribution for Construction Utilities, Sites and Offices
If power is obtained from Local Authority, then the distribution system shall be comprised of substations, feeder pillars and related distribution cabling. The Plot Developer shall liaise with Local Authorities in obtaining all related permits, transformers, Ring Main Units, etc.
If power cannot be made available from Local authority, then the Plot Developer shall make arrangements to provide the same using generators of equivalent capacity, which shall be placed in a location that does not inhibit permanent construction, as approved by the Master Developer's Project Manager.
Plumbing Facilities for Construction Utilities, Sites and Offices
The Developer shall obtain temporary water supply for his works. The Developer is responsible to provide any and all builders work including all distribution network to distribute water on the Site.
The Developer must maintain on Site sufficient portable pumps and hoses to remove accumulated water from the work areas on a daily basis if required. On-site pumping equipment should be sized to handle heavy downpours of rain. Discharge of water shall be off site or to the approval of the master Developer's Project Manager.
The Plot Developer shall be responsible to drain his site from rainfall. No discharge of water whatsoever shall be allowed to discharge to adjacent plots. The plot developer may deploy tankers to collect rainwater from his site.
Fire Protection (Minimum Requirements) for Construction Utilities and Offices
Fire extinguishers not less than 2A (NFPA) shall be provided for each 300 m2 of protected building area or major fraction thereof. Travel distance from any point of the protected area to the nearest fire extinguisher shall not exceed 30 meters.
One 250 liters open drum of water with two fire pails shall also be provided at appropriate locations. Portable fire extinguishers shall be inspected periodically and maintained.
The Plot Developer will activate the permanent fire protection system as soon as possible to replace the need for temporary fire protection.
These are minimum requirements only and adherence to them does not relieve the Plot Developer from conforming to Fire Protection requirements of the Authorities having Jurisdiction.
Drinking Water For Construction Employees and Labors
The Plot Developer shall provide potable drinking water on the job site.
Access to potable water within the job-site shall be clean, convenient, accessible and be maintained for the duration of the Plot Developer's work on site.
Sanitary Sewer for Construction Site and Offices
The Plot Developer shall be responsible for all temporary sanitary service as required. The plot developer shall be responsible for emptying the site septic tanks on regular basis to avoid emission of fowl smell from his site.
Water Service for Construction Sites and Offices
The Plot Developer shall furnish a temporary water supply at each floor of the building under construction and at other access points if deemed necessary.
The Plot Developer shall be responsible for paying the water bill for the duration of the construction period.
Electrical Service for Construction Utilities, Sites and Offices
The Plot Developer shall furnish and maintain temporary electrical service for both power and lighting. Type, quantity, wattage, amperage and voltage characteristics of temporary lighting, power circuits and outlets shall be defined and kept on site for review when requested. The Plot Developer shall pay energy charges.
Telecommunication Service for Construction Sites and Offices
The Plot Developer shall provide for sufficient voice and data phone lines to support the anticipated needs of the proposed construction works. A convenient connection point shall be provided to minimize the impact on site logistics. The plot developer is fully responsible for all his voice, data and all communication requirements.
Radio Communication for Construction Sites and Offices
The Plot Developer shall be responsible to obtain all required permits and licenses from the authorities having jurisdiction prior to operating two-way radios on the Site. Two-way radios are required to be used by the Plot Developer's personnel for safety and security purposes.
All radio equipment shall be operated on a private frequency that shall not interfere with any other local transmission or other equipment of any type. The Plot Developer shall ensure that his transmissions and equipment comply with the requirements of the appropriate authorities.
